Short answer
The NAICS code for residential rental property is 531110, Lessors of Residential Buildings and Dwellings: single-family homes, apartments and townhomes leased to tenants. Commercial buildings are 531120 and land or mobile home sites 531190. A short-term rental run as a lodging business, with cleaning and linens between nightly stays, fits 721199, All Other Traveler Accommodation, and a bed-and-breakfast 721191. The SIC code for apartments is 6513, Operators of Apartment Buildings.
- 531110 is the code for leasing homes and apartments, whether you own them or sublease them, and whether or not you manage them yourself.
- Short-term lodging belongs in 7211, Traveler Accommodation; for a house rented by the night, that's 721199.
- Most landlords report on Schedule E, which asks for a property type code (3 is Vacation/Short-Term Rental), not a NAICS code.
- County Business Patterns counted 74,459 residential lessor establishments with paid employees in 2023; most landlords have no payroll and aren't counted.
- On EDGAR, rental companies are spread across SIC 6513, 6510 and 6798, and Airbnb itself is 7340.
On this page
This page is for landlords, short-term rental hosts and property companies who need a code for a form (a loan, an insurance policy, a business license, SAM.gov) and for sellers building lists of rental owners and operators. It covers the codes, how to decide between long-term and short-term, the tax forms and the Census counts.
The NAICS codes for rental property
| NAICS 2022 code | Official title | What it covers |
|---|---|---|
| 531110 | Lessors of Residential Buildings and Dwellings | Leasing homes, apartments, townhomes, duplexes and cottages to tenants. Covers owner-landlords and businesses that rent property and sublease it. You can manage it yourself or hire a manager. |
| 531120 | Lessors of Nonresidential Buildings (except Miniwarehouses) | Leasing offices, stores, warehouses and other buildings not used as homes. |
| 531130 | Lessors of Miniwarehouses and Self-Storage Units | Renting self-storage space. |
| 531190 | Lessors of Other Real Estate Property | Leasing land rather than buildings: mobile home sites, vacant lots, grazing land. |
| 721199 | All Other Traveler Accommodation | Short-term lodging other than hotels, motels and bed-and-breakfasts: guest houses, tourist homes, housekeeping cabins and cottages, hostels. |
| 721191 | Bed-and-Breakfast Inns | Short-term lodging in a home or small building, with personal service and breakfast in the room rate. |
Two neighbors are often confused with these. 531311, Residential Property Managers, is for managing other people's rentals for a fee. 531210, Offices of Real Estate Agents and Brokers, is for agents who find tenants for owners. If the property is yours, you're a lessor.
Long-term or short-term: how to choose
The 531110 definition sends "short-term lodging in facilities, such as hotels, motels, casino hotels, and bed-and-breakfast inns" to Industry Group 7211, Traveler Accommodation. The Census index shows how fine the line is: "cottage rental or leasing" is 531110, but "housekeeping cottages" are 721199. The difference is whether you lease a dwelling or provide lodging.
| If you... | Use |
|---|---|
| Lease homes or apartments to tenants for months at a time | 531110 |
| Rent furnished units for 30 days or more, as a tenant's home | 531110 |
| Rent a house, cabin or condo by the night, cleaning and changing linens between guests | 721199 |
| Run a bed-and-breakfast with breakfast included | 721191 |
| Run a building of furnished rooms, dorms or workers' housing | 721310, Rooming and Boarding Houses, Dormitories, and Workers' Camps |
| Lease space to businesses | 531120 |
| Lease mobile home lots or land | 531190 |
| Manage short-term or long-term rentals for owners, for a fee | 531311 (the index lists resort and vacation property managers here) |
| Rent equipment, not property | 532, Rental and Leasing Services |
The 30-day row is our reading of the definitions, not a Census rule: NAICS gives no night count. If you do both, the code follows the activity that brings in more revenue.
What the IRS asks for
Most rental owners never enter a NAICS code on a tax return. The IRS Schedule E instructions say rental real estate generally goes on Schedule E, which asks for a type of property code instead: 1 Single Family Residence, 2 Multi-Family Residence, 3 Vacation/Short-Term Rental, 4 Commercial, 5 Land, 6 Royalties, 7 Self-Rental and 8 Other. But "if you provided significant services to the renter, such as maid service," the rental goes on Schedule C, which does need an activity code. The IRS list has 531100, Lessors of real estate, and 721100, Traveler accommodation, so a short-term host with significant services would generally use 721100 there. Heat, light, trash collection and cleaning common areas don't count as significant services.
This is general information, not tax advice: the Schedule C or E decision changes self-employment tax, so ask a tax professional about your own rentals.
SIC codes for rental property and apartments
The SIC code for apartments is 6513, Operators of Apartment Buildings. Houses and other dwellings are 6514, Operators of Dwellings Other Than Apartment Buildings. From the Census concordance:
| SIC 1987 | NAICS 2022 |
|---|---|
| 6513 Operators of Apartment Buildings | 531110 |
| 6514 Operators of Dwellings Other Than Apartment Buildings | 531110 |
| 6512 Operators of Nonresidential Buildings | 531120, 711310 |
| 6515 Operators of Residential Mobile Home Sites | 531190 |
| 6531 Real Estate Agents and Managers | 531110, 531210, 531311, 531312, 531320, 531390 and three others |
| 7011 Hotels and Motels | 721110, 721120, 721191, 721199 |
So both SIC 6513 and 6514 collapse into one NAICS code, while SIC 7011 puts a short-term rental in the same code as a hotel. The NAICS to SIC converter covers the rest.
How many rental businesses there are
County Business Patterns 2023 counts establishments with paid employees:
| NAICS code | Establishments | Employees | Annual payroll |
|---|---|---|---|
| 531110 Lessors of residential buildings | 74,459 | 348,544 | $19.4 billion |
| 531190 Lessors of other real estate | 8,957 | 34,296 | $2.1 billion |
| 531311 Residential property managers | 60,818 | 536,933 | $31.6 billion |
| 721199 All other traveler accommodation | 2,061 | 12,436 | $0.5 billion |
| 721191 Bed-and-breakfast inns | 2,304 | 11,933 | $0.4 billion |
Of the 74,459 residential lessors, 55,333 (74.3%) have fewer than five employees, and only 202 have 100 or more. New York has the most (11,120), then California (9,686), Texas (6,074), Florida (4,957) and Ohio (2,358).
These counts leave out most landlords. CBP only includes businesses with paid employees, so an owner who rents out a few homes, or hosts on a platform, with no staff isn't counted. Residential property managers employ more people than residential lessors do (536,933 against 348,544). CBP 2023 uses NAICS 2017; these codes didn't change in 2022.
SBA size standards
From the SBA's Table of Size Standards, effective March 17, 2023 (13 CFR 121.201 on the eCFR shows no later change), measured in average annual receipts:
| NAICS code | Size standard |
|---|---|
| 531110, 531120, 531130, 531190 Lessors | $34.0 million |
| 531311 Residential property managers | $12.5 million |
| 721199 All other traveler accommodation | $9.0 million |
| 721191 Bed-and-breakfast inns | $9.0 million |
A footnote matters if you lease to the government: for owners leasing building space to the federal government, the standard is $47 million in gross receipts, and it doesn't apply to an agent.
Finding rental companies by code
Public rental companies are spread across several EDGAR codes, so search each one: SIC 6513, 6510 and 6798, Real Estate Investment Trusts.
| Company | EDGAR SIC | Headquarters | Revenue, 2025 10-K |
|---|---|---|---|
| Airbnb | 7340 Services-To Dwellings & Other Buildings | San Francisco, CA | $12.24 billion |
| Invitation Homes (single-family rentals) | 6510 Real Estate Operators & Lessors | Dallas, TX | $2.73 billion |
| Mid-America Apartment Communities | 6798 Real Estate Investment Trusts | Germantown, TN | $2.21 billion |
| New England Realty Associates | 6513 Operators of Apartment Buildings | Allston, MA | $89.2 million |
Airbnb is the marketplace, not a host, so it's a different business from the people who list on it. Most apartment owners file as REITs, and 6798 also holds office, retail and warehouse REITs, so read each filing's business description before you add it to a list.
Private landlords are the bigger market and the harder one to list. County property records show who owns rental parcels, and some cities publish rental registration or short-term rental permit lists. At volume, a Bebop search can describe the owners you want (apartment owners with 50 to 500 units in a metro, say) and return the companies and decision makers with the reason each fits. The selling to real estate agents guide covers the brokerage side of the market.
Worked example: coding a mixed rental business
Illustrative example. The business and figures are invented.
Pine Hollow Properties LLC (pinehollow.example) owns eight long-term apartments ($96,000 rent a year) and two cabins rented by the night with cleaning and fresh linens between guests ($64,000 a year).
- Primary code. Long-term rent is 60% of revenue ($96,000 of $160,000), so the business is 531110 on loan and insurance forms. The cabins could be listed as 721199 where a form allows a second code.
- Tax forms. The apartments go on Schedule E with property type 2, Multi-Family Residence. Because the cabins come with maid-type service, the owner asks whether they belong on Schedule C under 721100.
- SIC. A form asking for SIC gets 6513.
- If the mix flips. If the cabins grow past the apartments in revenue, the primary code moves to 721199.
Next step: if you run the properties for owners instead of owning them, see the NAICS code for property management.

Questions people ask
What is the NAICS code for rental property?
For homes and apartments leased to tenants, it's 531110, Lessors of Residential Buildings and Dwellings. That covers single-family houses, apartment buildings, townhomes and duplexes, whether you manage them yourself or not. Commercial buildings are 531120, self-storage 531130, and land or mobile home sites 531190. Short-term lodging is classified separately, in Industry Group 7211, Traveler Accommodation.
What is the NAICS code for a short-term rental or Airbnb?
A short-term rental run as a lodging business, with nightly stays and cleaning between guests, fits 721199, All Other Traveler Accommodation, which covers guest houses, tourist homes and housekeeping cottages. A bed-and-breakfast is 721191. If you lease the property to a tenant as their home, it stays 531110. NAICS sets no night count, so the test is whether you're providing lodging or a home.
What is the SIC code for apartments?
SIC 6513, Operators of Apartment Buildings. Other dwellings, such as single-family rental homes, are SIC 6514. Both map to NAICS 531110. On SEC EDGAR, few apartment companies use 6513; most are filed under 6798, Real Estate Investment Trusts, alongside REITs that own offices, stores and warehouses, so check each filer's business description before you treat it as an apartment owner.
Do I need a NAICS code to report rental income?
Usually not. Rental real estate generally goes on Schedule E, which asks for a type of property code (for example, 1 for a single-family residence or 3 for a vacation or short-term rental), not a NAICS code. If you provide significant services such as maid service, the IRS says to report the rental on Schedule C, which does ask for an activity code. Check your situation with a tax professional.
What NAICS code does a property management company use?
A company that manages residential rentals for owners, for a fee, is 531311, Residential Property Managers; commercial property managers are 531312. The Census index lists resort and vacation property managers under 531311 too. If the company owns the properties it rents out, it's a lessor (531110) instead. The SBA's size standard for 531311 is $12.5 million in average annual receipts.
