People searching for real estate companies in Chicago are mostly looking for a brokerage: Google shows a map of offices, Baird & Warner and agent directories. Some want a commercial firm, and some are job seekers; the Built In Chicago list that ranks for this search is an employer directory, and its first 20 entries are mostly property technology companies and building-product makers rather than brokerages. This report covers the whole market: the companies headquartered here, the Census count by type, Illinois licensing, what sellers should check, and how to prospect.
Real estate companies headquartered in Chicago
SEC-registered listed companies with real estate codes based in the metro area, ranked by 2025 revenue and checked against each company's latest Form 10-K:
| Company | What it does | Headquarters | Revenue, 2025 |
|---|---|---|---|
| JLL | Commercial real estate services and investment management | 200 East Randolph Drive | $26,115.6 million |
| Cushman & Wakefield | Commercial real estate services | 225 West Wacker Drive (corporate headquarters) | $10,288.2 million |
| Ventas | Healthcare and senior housing REIT | 300 North LaSalle Street | $5,834.0 million |
| Vivmark Residential (formerly Equity Residential) | Apartment REIT | Two North Riverside Plaza | $3,094.0 million |
| Equity LifeStyle Properties | Manufactured home and RV community REIT | Two North Riverside Plaza | $1,531.4 million |
| First Industrial Realty Trust | Industrial REIT | One North Wacker Drive | $727.1 million |
| InvenTrust Properties | Shopping center REIT | Downers Grove | $299.2 million |
| Inland Real Estate Income Trust | Retail REIT | Oak Brook | $153.6 million |
Notes from the filings:
- The services giants employ the people. JLL reported more than 113,000 employees, about 54,600 of them people whose costs clients reimburse, and Cushman & Wakefield about 53,000. Cushman & Wakefield's principal executive office is in Bermuda, but its 10-K gives Chicago as its corporate headquarters.
- Equity Residential is now Vivmark Residential. Its 10-K for 2025 reported rental income of $3,094.0 million and about 2,400 employees. An 8-K filed on 17 August 2026 says it completed its merger with AvalonBay that day, changed its name, and now has dual headquarters in Chicago and Arlington, Virginia; the shares trade as VMRK.
- REITs run lean. Ventas reported 542 employees.
- Addresses move. Chicago Atlantic Real Estate Finance still has a Chicago address on EDGAR, but its latest 10-K gives Miami Beach, so it's left out.

| Nonresidential property managers (531312) | 550 | 6,973 |

CBP counts establishments with paid employees, not companies, and leaves out self-employed agents. Developers are classified in construction and mortgage REITs in finance, so neither is in these counts. The big employers are landlords and managers: nonresidential managers average 12.7 employees per office, brokerage offices 2.8.
Illinois licences: who can do what
The Illinois Department of Financial and Professional Regulation (IDFPR) licenses real estate under the Real Estate License Act of 2000. Its active licence report for 1 October 2026 counts, statewide:
| Licence | Active |
|---|---|
| Brokers | 49,745 |
| Managing brokers | 13,766 |
| Residential leasing agents (plus 143 permits) | 2,588 |
| Broker corporations | 2,158 |
| Limited liability firms | 1,882 |
| Branch offices | 859 |
| Community association managers | 1,964 |
| Community association management firms | 179 |
There's no salesperson licence in the list: Illinois agents are licensed as brokers, with managing brokers above them. Residential leasing agents hold a narrower licence for residential leasing, and condo and homeowner association managers hold their own, which matters in a city of condo buildings.
Vetting a Chicago brokerage or manager
- Look up the licence on IDFPR's licence lookup, which updates daily for single searches, and confirm the firm licence as well as the agent's.
- Ask who the managing broker is. That's the person who supervises your agent and answers for the firm.
- Check discipline. IDFPR publishes disciplinary reports by month.
- For a condo association manager, check both the individual's and the firm's community association manager licence.
- For commercial work, ask for the team's three most recent leases or sales in your submarket.
If you're selling in Chicagoland
- Interview two or three brokers and check each on IDFPR before you sign. Ask whether they'll represent only you.
- Negotiate the commission. Since 17 August 2024, offers of compensation to buyers' agents can't go on a Realtor MLS, and the National Association of Realtors' settlement notes say compensation is "not set by law and is fully negotiable."
- Selling a condo? Ask the association's management firm early for the documents a buyer's lender will want, and confirm the manager is licensed.
- Use the MLS data: Midwest Real Estate Data runs the region's MLS, so ask your broker for recent closed sales in your building or block.
Prospecting Chicago real estate companies
| Segment | Who decides | Notes |
|---|---|---|
| Services firms (JLL, Cushman & Wakefield) | Account and facility managers on each client contract | Large subcontracting budgets, managed account by account |
| REIT headquarters | Asset managers, operations, procurement | Few staff; buying runs through property teams |
| Brokerages | Managing brokers and owners | Agents often buy their own tools; see selling to real estate agents |
| Association managers | Firm principals, then each board | 179 licensed firms statewide |
Illustrative example. The company, rates and results are invented.
Lakefront Reserve Studies (lakefrontrs.example) prepares reserve studies for condo boards and wants management firms to refer it. It targets the 179 licensed association management firms in Illinois, two contacts each (the principal and a senior manager): 358 people. A 5% reply rate gives about 18 conversations, and one in three becoming a referral partner gives 6. Each partner may manage dozens of associations, so the research on which buildings each firm runs is worth doing first. Bebop builds that account research for each firm on a list.
Subject: Reserve studies for [firm]'s boards Hi [first name], [firm] manages [number] associations, and I'd guess several boards are due for a reserve study update this year. We deliver a full study in four weeks with a funding plan the board can actually vote on. Could I send a sample from a [neighborhood] building and our turnaround for your portfolio?
