Short answer
The US has about 64,000 hotels and other lodging properties with 5.7 million guest rooms, according to the American Hotel & Lodging Association's figures as of October 2026; its state data adds up to 64,163 properties. The Census Bureau counted 55,895 hotel and motel establishments with paid employees in 2023, plus 516 casino hotels. FEMA's free Hotel-Motel National Master List names 55,426 hotels and motels. California and Texas have the most.
- AHLA counts 64,000+ US lodging properties and 5.7 million guest rooms; 33,200+ of the properties are small businesses.
- Census counted 55,895 hotels and motels with paid employees in 2023, plus 516 casino hotels and 2,304 bed-and-breakfasts.
- FEMA's Hotel-Motel National Master List is a free CSV of 57,820 properties, with address, phone and number of stories.
- Hilton franchises 6,031 of its 6,211 US hotels, so the owner or its management company usually does the buying.
- California (6,778 properties), Texas (6,188) and Florida (4,693) have the most hotels.

How many hotels there are in the US
| Source | Count | Date | What it counts |
|---|---|---|---|
| American Hotel & Lodging Association (AHLA) | 64,000+ properties (64,163 in its state data), 5.7 million rooms | Accessed 30 October 2026 | Lodging properties of all kinds, branded and independent |
| Census County Business Patterns, NAICS 721110 | 55,895 establishments, 1,497,840 employees | 2023 | Hotels and motels (except casino hotels) with paid employees |
| Census County Business Patterns, NAICS 721120 and 721191 | 516 casino hotels and 2,304 bed-and-breakfast inns | 2023 | Counted in separate industries |
| FEMA Hotel-Motel National Master List | 57,820 properties, of which 55,426 are hotels and motels | 30 October 2026 | Properties that meet federal fire safety standards and are approved for federal travelers |
| Brand filings (for example Hilton's 10-K) | 6,211 Hilton hotels in the US | December 31, 2025 | One company's system |
AHLA's state figures total 5,663,863 rooms, an average of about 88 rooms per property (our calculation). Of the 64,000 properties, AHLA counts more than 33,200 as small business properties.
Why the counts differ
- Census counts only places with payroll. County Business Patterns leaves out a motel run by its owners with no paid staff, and it puts casino hotels, bed-and-breakfasts, RV parks and camps in other industries.
- The FEMA list is opt-in. A property appears on the Master List only if it has applied and meets the Hotel and Motel Fire Safety Act's standards: a hard-wired smoke alarm in every guest room, and sprinklers in every guest room if the building has four or more stories. Most hotels that want government business are on it, but it isn't a census.
- AHLA counts properties, not payrolls. Its total covers lodging properties whether or not they have paid staff, so it runs higher than the Census hotel and motel count.
- One company, many counts. A hotel company's 10-K counts its brand system, mostly hotels it franchises to other owners, not hotels it owns.
Hotels by state
| State | Hotel properties (AHLA) | Guest rooms (AHLA) | Hotels and motels on FEMA's list |
|---|---|---|---|
| California | 6,778 | 571,794 | 4,646 |
| Texas | 6,188 | 531,721 | 5,325 |
| Florida | 4,693 | 498,655 | 4,011 |
| New York | 2,576 | 245,291 | 2,150 |
| Georgia | 2,298 | 205,248 | 2,337 |
| North Carolina | 2,025 | 169,822 | 1,770 |
| Michigan | 1,787 | 131,826 | 1,322 |
| Pennsylvania | 1,766 | 153,798 | 1,551 |
| Tennessee | 1,710 | 151,273 | 1,606 |
| Virginia | 1,694 | 160,337 | 1,442 |
| Ohio | 1,620 | 141,621 | 1,741 |
| Illinois | 1,595 | 173,393 | 1,936 |
AHLA economic impact dashboard and FEMA Master List, both accessed 30 October 2026.
Florida and Illinois hotels are larger than average, with about 106 and 109 rooms per property, while Michigan's average about 74. The Census Bureau's 2023 hotel and motel establishment counts follow the same order at the top: California (6,020), Texas (5,643), Florida (3,546), New York (2,362) and Georgia (2,157).
Hotels by size
Census counts hotel and motel establishments by number of employees:
| Employees per hotel | Hotels and motels, 2023 |
|---|---|
| Fewer than 5 | 17,262 |
| 5 to 9 | 8,340 |
| 10 to 19 | 12,120 |
| 20 to 49 | 12,907 |
| 50 to 99 | 2,764 |
| 100 to 249 | 1,717 |
| 250 to 499 | 508 |
| 500 or more | 277 |
Most hotels are small operations: 68% have fewer than 20 employees (our calculation from the table). The 2,502 with 100 or more employees are the full-service, resort and convention hotels. Casino hotels run far larger: 114 of the 516 have 1,000 or more employees each. On FEMA's list, 35,381 properties have one to three stories and 22,432 have four or more.
Brands and owners
The largest hotel companies report their US systems in their annual filings:
| Company | US hotels | US rooms | Source |
|---|---|---|---|
| Hilton | 6,211 (6,031 franchised, 180 managed) | 851,582 | 2025 Form 10-K |
| Choice Hotels | 6,187 (all franchised) | 496,979 | 2025 Form 10-K |
| Wyndham Hotels & Resorts | 5,934 | 505,100 | 2025 Form 10-K |
| Marriott | 6,360 in the US and Canada | 1,065,108 | 2025 Form 10-K |
| IHG Hotels & Resorts | More than 4,100 | Not stated | 2025 Annual Report on Form 20-F |
All as of December 31, 2025. Marriott reports the US and Canada together.
These five systems cover roughly 28,800 properties, about 45% of AHLA's total (our calculation, which includes Marriott's Canadian hotels). The rest fly smaller brands or are independent. Brand companies mostly franchise: Hilton owns none of its US hotels, and Marriott owned or leased just 14 hotels in the US and Canada at year-end 2025.
How to download a list of hotels
| List | Cost and format | What it gives you |
|---|---|---|
| FEMA Hotel-Motel National Master List | Free CSV of every listing (about 8 MB) | FEMA ID, name, street address, city, state, ZIP, number of stories, phone, property type and sprinkler status for 57,820 properties |
| AHLA economic impact dashboard | Free, by state and congressional district | Properties, rooms, guest spending and jobs; no names |
| Census County Business Patterns | Free tables by state, county and ZIP | Establishment counts by size for NAICS 721110; no names |
| Brand hotel directories | Free on each brand's website | Each brand's hotels with address and phone |
| Hotel company 10-Ks on SEC EDGAR | Free | System size, franchise share and pipeline by region |
The FEMA file is the best starting point: it's free, national and names nearly every hotel that wants government business. It lists properties, not owners, so the next step is finding who owns and operates each one.
Who buys inside a hotel
Three parties can sit behind one hotel: the brand (the flag on the sign), the owner (often an investment group or a family company) and a management company that runs it for the owner. As general guidance:
| What you sell | Who usually decides |
|---|---|
| Renovation, furniture and capital projects | The owner or asset manager, within the brand's design standards |
| Equipment such as HVAC units, laundry and kitchen equipment | The owner, or the management company's regional director, often from brand-approved suppliers |
| Operating supplies and guest amenities | The general manager, often through the brand's or management company's procurement program |
| Property management and guest technology | The brand for required systems; the owner or management company for the rest |
| Staffing, security and cleaning | The general manager, or the management company for its whole portfolio |
Brand procurement programs shape what hotels buy. IHG's 2025 annual report describes a new centralized procurement platform in the US that lets limited-service hotels consolidate purchasing, from operating supplies to maintenance. Getting onto a brand's approved list, or selling to a management company that runs dozens of hotels, can reach many properties at once.
Worked example: PTAC replacement in Tennessee
Illustrative example. The company and its rates are invented; the counts come from FEMA's Master List and AHLA, accessed 30 October 2026.
The seller: Volunteer Climate (volunteer-climate.example) replaces the packaged terminal air conditioners (PTACs) under guest room windows. The territory: Tennessee, with 1,710 hotel properties and 151,273 rooms on AHLA's figures.
- Pull the list. Filter FEMA's Master List to Tennessee hotels and motels: 1,606 properties, 916 of them with one to three stories, the limited-service hotels that most often use PTACs. The biggest clusters are Nashville (239), Memphis (138), Chattanooga (117), Knoxville (116) and Pigeon Forge (67).
- Find the owner. Match each property to its owner or management company through county property records and the brand's directory. Many owners hold several hotels, so the list of buyers is far shorter than the list of hotels.
- Time the pitch. Renovations a brand requires after a sale or a change of brand (a property improvement plan) are a common time to replace PTACs, so watch for hotel sales and reflaggings.
- Do the arithmetic. If an illustrative 10% of the 916 low-rise hotels replace PTACs in a year, that's about 92 projects. Winning 8 at an illustrative 90 rooms and $1,100 a unit gives about $790,000 in revenue.
Finding which company owns each hotel and who signs off on capital work is the slow part; Bebop finds the owners and contacts and researches each account in a list.

Which state has the most hotels?
California, with 6,778 hotel properties and 571,794 guest rooms in AHLA's figures, followed by Texas (6,188 properties) and Florida (4,693). Texas has the most hotels and motels on FEMA's Hotel-Motel National Master List, 5,325 against California's 4,646. Florida's hotels are larger than average, with about 106 rooms per property.
How many hotel rooms are in the US?
About 5.7 million, according to the American Hotel & Lodging Association, whose state figures add up to 5,663,863 rooms across 64,163 properties, about 88 rooms per property. California (571,794), Texas (531,721) and Florida (498,655) have the most rooms. AHLA says the rooms account for 1.3 billion guest nights a year.
Is there a free list of all hotels in the US?
Yes. FEMA's US Fire Administration publishes the Hotel-Motel National Master List as a free CSV download of about 8 MB, with 57,820 properties approved for federal travelers. Each record has the name, street address, city, state, ZIP code, number of stories, phone number, property type and sprinkler status. It names properties, not their owners or managers.
How many hotels does Hilton have in the US?
6,211 hotels with 851,582 rooms at December 31, 2025, according to Hilton's 2025 Form 10-K. Of those, 6,031 were franchised or licensed and 180 were managed; Hilton owned or leased none of its US hotels. Choice Hotels reported 6,187 US franchised hotels and Wyndham 5,934 US properties at the same date.
Who makes purchasing decisions at a hotel?
Usually the owner or the management company, not the brand. Most branded US hotels are franchised, so the owner pays for renovations and equipment within the brand's standards, and the general manager buys day-to-day supplies, often through a brand or management company procurement program. Brands decide required systems such as reservations. Management companies running many hotels often buy for all of them.
