Architecture firms in San Antonio: 160 offices, public building rules and historic district review

San Antonio has half as many architecture offices as Austin and they pay less, but much of the work here comes with two extra layers: public owners bound by state thresholds and 32 local historic districts. A firm's record with both tells you more than its size.

This page is for school districts, churches, public agencies, businesses and homeowners hiring an architect in the San Antonio area, for architects and designers looking at local firms, and for companies that sell to them. It covers the Census figures, the Texas rules for public buildings, historic district review, how to check a firm, and prospecting.

San Antonio's architecture offices, by the numbers

County Business Patterns (CBP) 2023 counts establishments in NAICS 541310, Architectural Services, in the San Antonio-New Braunfels, TX Metro Area (CBSA 41700).

Measure (2023)San Antonio metroBexar County

Annual payroll$120,323,000$116,497,000
Average employees per office8.69.3
Average annual pay$87,444$88,255

Bexar County averages are our calculation. Comal County has eight offices, Guadalupe five and Kendall four; their employee counts carry the Census Bureau's high-noise flag (confidentiality noise moved them by 5% or more), so they aren't reported. One more office is elsewhere in the metro.

The Census Bureau doesn't publish the classes from 50 employees up here; the four in the last row are the total less the published classes, and the same subtraction on the county detail puts all four in Bexar County. CBP counts establishments with paid employees, not firms, and leaves out sole practitioners.

Smaller and leaner than Houston or Austin

San Antonio has 0.70% of the nation's architecture offices. Average pay in them, $87,444, is 11.4% below the industry's national figure of $98,717, and below Houston ($99,184) and Austin ($95,532) in the same release. The labor data agrees: the Bureau of Labor Statistics' location quotient for architects in the metro is 0.86, meaning they are less concentrated in the workforce than nationally. The metro also has 454 engineering offices, 352 commercial and institutional builders (including design-build firms) and 95 interior design offices.

Public buildings: when Texas requires an architect

The Texas Board of Architectural Examiners (TBAE) sets out the public-building rules in its Architect Required? flowchart, based on Occupations Code section 1051.606 and the board's rules. A "public building" is one owned by a state agency, a political subdivision or another public entity in Texas.

Public projectRegistered architect or approved engineer required?
New building for education, assembly or office use, costing more than $100,000Yes
Alteration or addition over $50,000 that removes, relocates or adds walls or partitions, or alters or adds an exitYes
Institutional residential facility (24-hour custodial care)Yes
Public building for other uses, or below those thresholdsExempt from the architecture law

So a school district's $80,000 restroom renovation that doesn't move walls can be exempt, while a $2 million classroom wing is not. TBAE also keeps a list of the engineers authorized to practice architecture on nonexempt projects. When a public owner hires, Government Code section 2254.004 requires it to pick the most highly qualified firm first and only then negotiate the fee.

Historic districts change the brief

The city's Office of Historic Preservation says San Antonio has 32 locally designated historic districts, from Leon Springs (three parcels) to the Mission Historic District, which runs about seven miles on the south side, plus 20 National Register districts. In a local district, exterior work needs review and approval by the office, and work outside the city's Historic Design Guidelines goes to the Historic and Design Review Commission (HDRC). The office notes a local property tax incentive for substantial rehabilitation.

For a client in a district, ask each candidate firm how many certificates it has taken through OHP and the HDRC in the last two years, and whether it has used the rehabilitation incentive.

Checking and hiring a San Antonio firm

  1. Search TBAE's Find a Design Pro for the architect and the firm; Texas firms offering architecture must register with the board each year.
  2. Count the floor of local talent. TBAE's active roster, downloaded 30 October 2026, lists 400 registered architects giving San Antonio as their city, though about a third of entries publish no city.
  3. Match experience to the path: public thresholds, historic review or neither.
  4. Pick the agreement to fit the job. For a feasibility or historic structure study before a design scope exists, AIA's B102-2017 is the owner-architect agreement without a predefined scope; B101-2017 is the standard form for design and construction.

AIA San Antonio and jobs

AIA San Antonio is one of the Texas Society of Architects' 18 local chapters and sections, at 1344 S. Flores St., Suite 102, according to the society's chapter directory. The Bureau of Labor Statistics' May 2025 estimates for the metro:

OccupationEmployedMean annual wageMedian annual wage
Architects (17-1011)670$93,760$84,130
Architectural and civil drafters (17-3011)760$63,060$58,750
Interior designers (27-1025)390$68,590$61,510

The national mean for architects is $106,260. SEC records show no listed architecture company based in the metro.

Prospecting San Antonio architecture firms

With 146 of 160 offices under 20 employees, almost every account is principal-led, and the four offices with 50 or more are all in Bexar County. Public and historic work gives you two angles: firms that hold school or county contracts may need help with schedules and compliance; firms working in districts need specialists who know OHP review.

Illustrative example. The company, prices and results are invented.

Mission Stone Conservation (missionstone.example) assesses historic masonry and plaster for architects preparing district submittals. It targets Bexar County offices with five to 49 employees, 58 by the county detail, keeps the 25 whose portfolios show historic or adaptive reuse work, and calls each principal with the questions below. Seven site assessments at $4,500 would bring in $31,500, and each can lead to a specification role on the project. Spotting the 25 is the research step, and Bebop does it for every firm in a list.

Discovery questions for a principal doing historic work
1. Which of your current projects are in a local historic district or on the National Register?
2. When did you last take a project to the HDRC, and what did the commission push back on?
3. Who assesses existing masonry and plaster for you today, and how long do you wait for a report?
4. Do your clients ask about the rehabilitation tax incentive, and who prepares that paperwork?
5. If an assessment arrived in five working days, which project would you use it on first?

Next step: compare the builders in the same market in construction companies in San Antonio.

Questions people ask

How many architecture firms are there in San Antonio?

The Census Bureau counted 160 architecture offices with paid employees in the San Antonio-New Braunfels metro in 2023, employing 1,376 people. Bexar County had 142, Comal eight, Guadalupe five and Kendall four. Most are small: 92 had fewer than five employees and four had 50 or more. The count is of locations with payroll, so solo architects without staff aren't included.

When does a public building in Texas need an architect?

Under the Texas Board of Architectural Examiners' guidance based on Occupations Code section 1051.606, a new public building for education, assembly or office use costing more than $100,000 needs a registered architect or approved engineer, as does an alteration over $50,000 that moves walls or exits, and any institutional residential facility. Public buildings for other uses or below those costs are exempt.

Do I need approval to change a building in a San Antonio historic district?

For exterior work, yes. The city's Office of Historic Preservation says properties in its 32 local historic districts must follow the legally enforceable Historic Design Guidelines, and exterior scopes need review and approval by the office. Work that isn't consistent with the guidelines goes to the Historic and Design Review Commission. Designation doesn't change how a property can be used, and doesn't require restoration.

How much do architects make in San Antonio?

The Bureau of Labor Statistics put the mean annual wage for architects in the San Antonio-New Braunfels metro at $93,760 in May 2025, with a median of $84,130 and 670 employed. The national mean was $106,260. Averaged across all staff of San Antonio architecture offices, annual pay was $87,444 in 2023, below Houston and Austin.
