Architecture firms in Charlotte: 204 offices, North Carolina's license checks and public selection rules

Charlotte's architecture market is a Mecklenburg County market: four in five offices and 94% of the jobs are there. It is small enough that a client can check every shortlisted firm in the state board's firm search in an afternoon, and should, given the board's own warnings about seal fraud.

Charlotte's architecture market, counted

County Business Patterns (CBP) 2023 counts establishments in NAICS 541310, Architectural Services, in the Charlotte-Concord-Gastonia, NC-SC Metro Area (CBSA 16740).

The Census Bureau doesn't publish the classes from 100 employees up for this metro; the two offices in the last row are the total less the published classes. Average pay is about 4% above the national figure for architecture offices, $98,717 (our calculation).

The Census Bureau publishes employee counts for these smaller counties but flags them as high-noise (its confidentiality noise moved them by 5% or more), so they aren't shown. One more office sits in another metro county. Mecklenburg's offices average 11.4 employees and $104,207 in pay, and by the same subtraction as above, both of the metro's offices with 100 or more employees are in Mecklenburg.

What the count is. CBP counts establishments with paid employees: a firm with Charlotte and Raleigh studios counts once here and once there, and sole practitioners without staff aren't included. Firms that design and build are counted in construction, not here.

Before you hire: the North Carolina checks

North Carolina licenses architects and registers interior designers through the North Carolina Board of Architecture and Registered Interior Designers. Its Architect Search has two buttons, Licensees and Firms, and the board handles firm renewals as well as individual ones, so you can confirm both the person who will seal your drawings and the practice you're contracting with.

The board has also issued a consumer alert, with the state Department of Justice and the engineering board, about people hiring designers on freelance websites. In cases the board investigated, people falsely claimed to be licensed and misused other professionals' seals. It recommends contacting board staff to verify a license and confirm the architect's contact details. For a firm in York County, South Carolina, use South Carolina's roster through NCARB's architect lookup.

How North Carolina buys design for public buildings

The State Construction Manual (thirteenth edition, January 2025) summarizes the rules in G.S. 143-64.31 to 143-64.34 for state projects with a total budget over $500,000:

  1. Public advertisement on the state's Interactive Purchasing System for at least 15 calendar days.
  2. Selection on qualifications, without regard for fee.
  3. Negotiation of scope, contract terms and fee with the best qualified firm, moving to the next firm if talks fail.
  4. Good-faith efforts to notify minority firms, and a preference for North Carolina firms over out-of-state ones.

The design fee on a state contract is negotiated as a lump sum with the State Construction Office. A private owner can borrow the sequence: pick the firm on fit, then agree the scope and fee in writing, typically on an AIA agreement such as B101-2017 or, for a fixed-price design-build job, an A141-2014 between owner and design-builder.

Architects and the firms around them

In the same CBP release, the Charlotte metro has 578 engineering offices, 338 commercial and institutional builders (a category that includes design-build firms), 219 interior design offices and 40 landscape architecture offices. In North Carolina, registered interior designer is a title the same board controls, so ask an interior designer whether they're registered if your project needs one.

AIA Charlotte and local jobs

AIA Charlotte is the largest section of AIA North Carolina, with a 12-county Charlotte Regional component. It runs a career center, ARE study groups and a Building Enclosure Council, and keeps an Allied Member Directory of suppliers and consultants who work with architects. For pay, the Bureau of Labor Statistics' May 2025 metro estimates:

OccupationEmployedMean annual wageMedian annual wageLocation quotient
Architects (17-1011)1,340$105,970$98,6201.44
Landscape architects (17-1012)390$90,570$83,9002.28
Interior designers (27-1025)1,000$72,360$64,3701.60
Architectural and civil drafters (17-3011)740$67,460$63,9400.81

SEC records show no listed architecture company based in the metro.

Prospecting Charlotte's architecture firms

With 204 offices, Charlotte rewards depth over volume: you can research every account. The 178 offices under 20 employees are run by their principals, who also buy. The 24 with 20 to 99 employees have an operations or business manager who gathers quotes for the partners. Joining as an allied member puts you in AIA Charlotte's directory alongside lighting agencies, IT providers and hardware consultants already selling to these firms.

Illustrative example. The firm, rates and results are invented.

Piedmont Design Risk (piedmontrisk.example) is an insurance broker placing professional liability cover for design firms. It targets Mecklenburg practices with five to 49 employees, 73 by the county's Census detail. It checks each in the board's firm search to confirm the entity and licensed principals, then writes to the managing principal before the firm's renewal month. If 12 agree to a coverage review and four move their policy, at an average annual premium of $18,000, the broker places $72,000 of premium. Knowing which firms grew or moved into public work matters most here, and Bebop researches each account to show it.

Hi [first name],

Firms that move into [public school or healthcare] work, as [firm] has with [project], often find their limits and contract terms haven't kept up.

We place professional liability cover only for design firms in the Carolinas. A 30-minute review before your renewal would show where your current policy and your contracts don't match.

Would [month] work? If you'd rather not, just say so and I won't write again.

Questions people ask

How many architecture firms are there in Charlotte?

The Census Bureau counted 204 architecture offices with paid employees in the Charlotte-Concord-Gastonia metro in 2023, employing 1,994 people. Mecklenburg County had 164 of them; no other county in the metro had more than eight. The count is of office locations, so a firm with several offices counts more than once, and architects working alone without employees aren't included.

How do I check if an architect is licensed in North Carolina?

Use the Architect Search on the North Carolina Board of Architecture and Registered Interior Designers website, which has separate searches for licensees and for architecture firms. Because the board has seen people misuse other architects' seals, especially when hired through freelance websites, it also suggests contacting board staff to confirm a license and the architect's contact details before you pay for services.

How does North Carolina select architects for public projects?

For state projects with a budget over $500,000, the State Construction Manual summarizes G.S. 143-64.31 to 143-64.34: advertise publicly on the state's Interactive Purchasing System for at least 15 days, select on qualifications without regard for fee, then negotiate scope, terms and fee with the best qualified firm. If negotiations fail, the owner moves to the next firm. North Carolina firms get a preference.

How much do architects make in Charlotte?

The Bureau of Labor Statistics put the mean annual wage for architects in the Charlotte-Concord-Gastonia metro at $105,970 in May 2025, with a median of $98,620 and 1,340 employed. That is close to the national mean of $106,260. Averaged over every employee of Charlotte architecture offices, from drafters to principals, annual pay was $102,602 in 2023.
